TechTown House Rules & Codes on Conduct
At TechTown Detroit, we strive to be a welcoming space for all. Please be considerate of our community by following the rules listed below:
The Do's
As a member, you acknowledge and recognize:
- The Premises, including the Office Space and common areas, shall not be used for any purpose other than those for which they are intended or designated. The Premises shall not be used for housing, lodging, sleeping or for any immoral or illegal purpose. Following Member’s use of any common areas, Member shall ensure that such space is in same clean condition as prior to Member’s use.
- TechTown has the right to control access to the Premises and refuse admittance to any person or persons without satisfactory identification or a pass issued by Member during hours determined by TechTown.
- All visitors are required to register at reception and must wear visitor identification and be always accompanied by a representative of Member Company while in the Premises.
- Member shall not replicate keys and or change locks to any part of the Premises without prior written consent. TechTown reserves the right to refuse Member’s request to replicate keys and or change locks; keys, key cards and other such items used to gain physical access to the Premises, or the Office Space remain our property.
- You will cause your Members to safeguard our property and you will be liable for replacement fees should any such property be lost, stolen, or destroyed.
- You shall promptly notify us of any change to your contact and payment information; we will provide notice to you of any changes to services, fees, or other updates by emailing the email addresses provided by you. It is your responsibility to read such emails and to ensure your Members are aware of any changes, even if we notify such Members directly.
- Carts, dollies, and other freight items which may be made available may not be used in the passenger elevator except at our discretion.
- Food and drink are permitted in all common areas within the space and at all dedicated desks, but all opened food or beverages must be disposed of or sealed when leaving the Premises.
- Communal refrigerators in the common area kitchens on the Premises (such as the Fueling Station) will be cleaned out once a week on Saturdays. Any unconsumed items left in the fridge will be disposed of.
- For security reasons, we may, but have no obligation to, regularly record certain areas in the Premises via video; we may disclose information about you or your Members as necessary to satisfy any applicable law, rule, regulation, legal process or government request or as we otherwise deem reasonably necessary for the protection of us, other member companies or other members.
- You and your Members will abide by other rules and regulations as determined by us and communicated to you. We may add, delete or amend the rules and regulations at our reasonable discretion and with notice to you, provided that neither the enforcement of such rules nor the additions, deletions or amendments of such rules shall be discriminatory – that is, such rules or additions will similarly apply to all other Members and Member Companies with Office Space in the Premises; all of your Members are at least 18 years of age.
- Your Office Space has a limited capacity. If the number of Members or other individuals extensively using your Office Space exceeds the number allocated on your Membership Details form, your membership will be subject to termination. We reserve the right to further limit the number of Members allowed at any point.
- Common spaces are to be enjoyed by all our Member Companies, Members and guests unless otherwise instructed by us, and are for temporary use and not as a place for continuous, everyday work.
- You will provide us with reasonable notice of and complete all required paperwork prior to hosting any event at the Premises.
- You may not make any alterations and/or installations of additional design elements and furniture in the Office Space without prior consultation and approval by us. All alterations and/or installations are subject to our community guidelines. If any alterations and/or installations are made, you shall also be responsible for the full cost and expense of the removal of any such items and any restoration necessitated by any such alterations. To the extent that we incur any costs in connection with such alteration, installation or removal which are not otherwise paid by you we shall be entitled to send an invoice and recoup payment from you. Prior to any such alteration, installation, or removal you shall coordinate with the TechTown community supervisor at the Premises to discuss the appropriate time, manner and means for our facilities team to perform such alteration, installation, or removal, at no time shall you or any of your Members perform any alteration, installation, or removal yourself. Desk users may not make any alterations and/or installations of additional design elements and furniture in the Office Space;
- All movement of bulk deliveries to, from, and within the Premises must take place after notification to TechTown, during such hours and in such manner as TechTown shall determine. Member shall be responsible for all damage or injury resulting from this transportation in or around the Premises;
- No hazardous materials, vehicles (other than wheelchairs or other mobility aids), weapons, illicit substances, appliances used to heat or cool or freeze, or animals of any kind (other than seeing-eye dogs) shall be brought into or kept in or about the Premises without the prior written consent of TechTown;
- Smoking or carrying a lit tobacco product is prohibited within the Premises and within fifteen (15) feet from any entrance to the Premises;
- You will obtain prior written approval from TechTown, as well as required permits and insurance, to serve alcohol on the Premises;
- You have no expectation of privacy or security with respect to TechTown’s internet connection, networks, telecommunications systems or information processing systems (including any stored computer files, email messages and voice messages), and your activity and any files or messages on or using any of those systems may be monitored at any time without notice, including for security reasons and to ensure compliance with TechTown’s policies, regardless of whether such activity occurs on equipment owned by you or TechTown;
- You will cooperate fully with TechTown’s sustainability initiatives, as detailed in the Community Handbook provided to each Member;
- You will contribute to a positive work environment and treat other users, guests, and staff of the Premises in a manner that is polite, respectful, and supportive rather than competitive;
- You and your Members’ computers, tablets, mobile devices, and other electronic equipment must be (i) kept up to date with the latest software updates provided by the software vendor and (ii) kept clean of any malware, viruses, spyware, worms, Trojans, or anything that is designed to perform malicious, hostile and/or intrusive operations. We reserve the right to remove any device from our networks that poses a threat to our networks or users until the threat is remediated;
- You and your Members will provide requests in writing for any external devices/equipment you wish to install in your space which will be reviewed by TechTown management and a written determination will be provided back within 48 business hours; and
- You grant us permission to use your name, trademark and/or logo to identify you as a Member of TechTown, alongside those of other Members, on a public-facing “Membership” display on our company website. You acknowledge that we may sometimes use your name, trademark and/or logo incidentally and/or in passing in connection with promotion of our and our partners’ businesses, products, and services during and after the Term. To the extent (i) any such use is objectionable to you, (ii) you notify us of your objections in writing and (iii) provided that we work promptly and in good faith to remove or minimize to the extent reasonably possible under the circumstances the effect of the objected-to conduct, you hereby waive any claims or damages against us relating to such use.
The Don'ts
As a member, you will agree to never:
- Solicit, peddle, canvass, or distribute handouts, pamphlets, or other literature in the Premises, parking lot, and surrounding areas;
- Disturb other occupants by making loud or disturbing noises or detectable vibrations or emitting noxious fumes or offensive odors. No one shall touch another’s possessions without the owner’s oral or written consent;
- Smoke or vape within 100 feet of the Premises;
- Store personal appliances in common area kitchens on the Premises (such as the Fueling Station);
- Place signs or other representation shall be placed on the exterior or interior of the Premises without prior written consent of TechTown; TechTown reserves the right to remove any unapproved signage without notice to Member. Member shall not obstruct sidewalks, entrances, passages, corridors, elevators, and stairways in or about the Premises, nor shall Member place objects against glass partitions, doors or windows which would be unsightly from the Premises’ corridors, or from other areas inside and outside of the Premises;
- Perform any activity that is likely to be disruptive or dangerous to us or any other Member Companies, or our or their employees, guests, or property, including without limitation the Office Space or the Premises;
- Use the Services or the Premises to conduct or pursue any illegal activities;
- Use the Services or the Premises to conduct any activity that is regarded as offensive or a nuisance;
- Use the Premises as a place of housing or residence (such as sleeping overnight or bathing);
- Misrepresent himself or herself to the TechTown community;
- Take, copy, or use any information or intellectual property belonging to other Member Companies or their Members or guests, including without limitation personal names, likenesses, voices, business names, trademarks, service marks, logos, trade dress, other identifiers, or other intellectual property, or modified or altered versions of the same, and this provision will survive termination of this Agreement;
- Take, copy or use for any purpose the name “TechTown” or any of our other business names, trademarks, service marks, logos, trade dress, other identifiers or other intellectual property or modified or altered versions of the same, or take, copy or use for any purpose any pictures or illustrations of any portion of the Premises, without our prior consent, and this provision will survive termination of this Agreement;
- Use the Office Space in a “retail,” “medical,” or other nature involving frequent visits by members of the public; or
- Install any locks to access the Office Space or anywhere within the Premises, unless authorized by us in advance.
Other Notable Policies
Pet Policy: Except for registered and insured service dogs, tenants and members shall not bring or allow its employees or guests to bring any animals into the Facility for any reason. Tenants and members shall furnish to Landlord a copy of any registered service animal’s documents and insurance immediately upon request.
Dedicated Lite Desks Members: You must have cabinets/storage containers with lids for any items placed under your desk. Dedicated Desks cannot be used as storage units. Each desk must remain functional as a desk with room for a chair to accompany it.
